Moscow shopping centers have remained recordly low number of free areas
25.10.2018
In Moscow shopping centers, the vacancy rate is rapidly decreasing. By the end of the year, the indicator may reach the pre-crisis level of 2014.
Due to the lack of free space in good shopping centers in Moscow, the rates on them can grow to 5% by the end of the year, predicts ILM director of the retail real estate department, Yegor Levchenko. At the same time, the gap between popular shopping centers and small local ones is widening. Levchenko argues that shopping centers in residential areas lose tenants, and rates for the year may decrease by 2-3%.

Moscow offices run out of meters

M. m in the business center "Bolshevik" (owner of O1 Properties), Gazprombank bought from AFI Development 43,000 square meters. m in "Aquamarine III" and rented from "Safmar" 12 000 sq. m. m in the BC "Oasis".

The first quarter of 2017 left Moscow without new office space
The first quarter of 2017 left Moscow without new office space. For the first quarter of 2017, not a single office building was commissioned. For 10 years of observation, this is the first quarter with a zero increase in new supply, ILM experts say. The deadlines for all objects declared for commissioning in the first three months of the year were postponed to the second and third quarters.
At the same time, given the plans, the volume of delivery in the current year may exceed the value of 2016, but will remain low. In 2017, according to the announcement of the owners of the objects, about 450 thousand sq.m. will be commissioned. At the same time, a decrease in delivery of large objects is predicted. However, the real volume of the new offer may become lower. Developers continue to postpone the commissioning of the building for later periods in order to avoid increasing the tax burden due to the commissioning of the facility. Other owners are waiting for anchor tenants. Thus, in the next two years, the market will also be replenished mainly by buildings, the delivery to the market of which was originally planned for 2015-2016.
