FC Otkrytie Bank will become the owner of the Legion 1 business center, located on Bolshaya Ordynka Street in central Moscow. The bank was the only bidder for its sale, which was carried out in the framework of the bankruptcy case of Legion Development, and offered 9.9 billion rubles for the lot. (corresponds to the initial bidding price), follows from the documentation on the uTender electronic platform.

The bidding was declared invalid due to the participation of only one bidder, but according to the bankruptcy law, if the bid of a single participant contains an offer on a price not lower than the initial sale price, the external manager concludes a sale and purchase agreement with this participant at the stated price.

Now Otkrytie Holding is seeking to be included in the list of persons involved in the bankruptcy case of Legion Development, and believes that the company's assets are being sold at a lower price, according to a statement received by RBC. Participation in the case “would allow the company to take part in bankruptcy proceedings, market valuation of assets and their sale at market prices at auction,” noted Otkritie Holding. They believe that the fair value of the buildings put up for auction on Bolshaya Ordynka amounts to 22.5 billion rubles.

Experts estimate the complex in the center of Moscow below this amount, but above the price for which Otkrytie FC plans to acquire it. According to ILM managing partner Andrei Lukashev, the market value of Legion Business Center on Ordynka today may be about 18 billion rubles, considering the cost of 1 square meter. m total area of ​​320-350 thousand rubles.
