FC Otkritie will acquire a business center in the center of Moscow for 10 billion rubles
08.10.2018

FC Otkrytie Bank will become the owner of the Legion 1 business center, located on Bolshaya Ordynka Street in central Moscow. The bank was the only bidder for its sale, which was carried out in the framework of the bankruptcy case of Legion Development, and offered 9.9 billion rubles for the lot. (corresponds to the initial bidding price), follows from the documentation on the uTender electronic platform.

The bidding was declared invalid due to the participation of only one bidder, but according to the bankruptcy law, if the bid of a single participant contains an offer on a price not lower than the initial sale price, the external manager concludes a sale and purchase agreement with this participant at the stated price.

Now Otkrytie Holding is seeking to be included in the list of persons involved in the bankruptcy case of Legion Development, and believes that the company's assets are being sold at a lower price, according to a statement received by RBC. Participation in the case “would allow the company to take part in bankruptcy proceedings, market valuation of assets and their sale at market prices at auction,” noted Otkritie Holding. They believe that the fair value of the buildings put up for auction on Bolshaya Ordynka amounts to 22.5 billion rubles.

Experts estimate the complex in the center of Moscow below this amount, but above the price for which Otkrytie FC plans to acquire it. According to ILM managing partner Andrei Lukashev, the market value of Legion Business Center on Ordynka today may be about 18 billion rubles, considering the cost of 1 square meter. m total area of 320-350 thousand rubles.

Warehouses in Voronezh are built exclusively for the order
For the last two and a half years not a single speculative warehouse has been built in Voronezh. This is evidenced by data from research analysts Skladium. All large-scale projects over the past few years have been implemented according to the built-to-suit principle and have an end user. As examples, Skladium analysts cite such objects as a warehouse for the Krasnoe and Beloe chain of stores and the logistics center ETM. Thus, despite the relatively low vacancy rate, which is about 6%, developers are focused on the built-to-suit format and are not in a hurry with new projects until they find tenants. “The low vacancy and the lack of new input make the warehouse real estate market of Voronezh promising from the point of view of speculative construction,” says Alexander Perfilyev, director of the department of warehouse and industrial real estate at ILM, project manager at Skladium. - There is a need in the city for small (less than 5,000 square meters) and medium (5,000-10,000 square meters) sites for logistic and distribution companies. At the moment, developers are halting the low level of rates, but given the ongoing decline in vacancy, the situation may change in the near future. Experts: the weakening of the ruble will affect the real estate market in six months
The Russian real estate market can feel the impact of the ruble depreciation only under the condition that this trend will continue for at least six months, whereas it is not worthwhile to expect an instantaneous market reaction, experts say polled by RIA Real Estate. The ruble exchange rate on Tuesday is falling against the dollar and the euro amid the announcement by the Bank of Russia about the resumption of purchases of foreign currency on the domestic market in the interests of the Ministry of Finance. According to the Russian financial regulator, the volume of such operations with settlements on August 20 was 17.5 billion rubles. The dollar rises on Tuesday to 67.3 rubles, the euro - to 77.5 rubles. The number of Russians who buy real estate in other countries will not change much due to the weakening of the Russian currency, argues Artem Nevollo, director of the office real estate department at ILM. He explains this by the fact that, as a rule, capital among people capable of such transactions is already in currency equivalent. Read more: https://realty.ria.ru/realtynews/20180821/1526932553.html

FM Logistic can buy out the warehouse with which it connects so much
American Hines offered for sale a warehouse complex with a total area of about 70,000 square meters in the Moscow region Lobnya, according to Vedomosti. The main reason for disposing of an asset is the completion of the investment period at the background. The warehouse was purchased in 2011 from AIG European Real Estate Partners for approximately $ 80 million. According to the director of the department of warehouse and industrial real estate at ILM Russia, Alexander Perfilyev, the market value of the complex does not exceed 2-2.5 billion rubles, since it was built about 15 years ago.
