According to ILM analysts, in the third quarter of 2014, the total supply of quality office space in Moscow reached 16.5 million sq.m. The largest supply of vacant premises is observed in objects of class A, where the indicator has reached 24.5%, which exceeds the level of crisis values of 2008-2009.
In the third quarter of 2014, 452 000 sq. m. of office space was delivered in the Moscow office real estate market. In the first nine months of 2014, a total of 966 000 sq. m, which exceeds the volume of new construction for the same period of 2013 more than doubled.

ILM analysts have prepared an overview of the Moscow office real estate market in the first quarter of 2014.
The main market indicators are as follows:
In the first quarter of 2014, the total supply of quality office space in Moscow reached 15.5 million square meters. In the first three months, 229 thousand square meters entered the market. m of office space, which is 6% more than the same period last year.
Net absorption of office space in the first three months remains low, but shows a positive trend. Thus, the volume of the net absorption increased by 8 times compared to the same period last year, and at the end of the first quarter of 2014 this figure was 151 thousand sq. M.
At the end of Q1 2014, the average vacancy rate in the market was 13.3%, which is 0.3% less than at the end of last year.
The beginning of the year in the Moscow office market, as in the economy of the country and the world as a whole, was characterized by a fairly high level of uncertainty. This could not but affect the cost of renting premises, when many landlords are forced to reduce rental rates in order to attract tenants. Also in the first quarter of 2014, significant currency fluctuations occurred. In the first three months, the average requested base rental rate in class A was $ 750 per sq. M. m per year, in objects of class B + - $ 555 per square. m per year. For class B - the average rate was $ 410 per square. m per year.

The main indicators of the office real estate market in Moscow at the end of 2013:
As of the end of 2013, the total supply of quality office space in Moscow reached 15.2 million sq. m. In 2013, about 748 thousand sq. m. were commissioned, which is 20% more compared to 2012. About 60% of office space, introduced in 2013, is outside the CAO.
At the end of 2013, the net absorption of office space decreased by about 85% compared to 2012. According to the results of four quarters of the year, the net absorption amounted to 114 thousand sq. m
The low value of net absorption and the significant superiority of new construction volumes over it led to an increase in the vacancy rate. At the end of 2013, the average vacancy rate in the market was 14%, which is 3% more than at the end of last year.
Compared to the end of 2012, having undergone some fluctuations over the course of twelve months, the average requested base rate for class A remained unchanged at $ 780 per sq. m per year. The average rental rate for class B + premises was $ 525 per sq.m per year, which is only $ 5 lower than that of the end of 2012. For Class B, the average requested base rental rate is $ 455 per sq. m per year, it is higher by $ 55 compared with the end of last year.
